Lease up and lease extensions during the first quarter of 2014 indicate broad based market demand for quality industrial space.

Cohen Asset Management, an owner/operator of net leased income-producing industrial real estate, signed six lease extensions, one expansion, and six new leases during the 1st Quarter of 2014 totaling approximately 879,413 square feet.

Phoenix, Arizona
Cohen Asset Management, Inc., a Los Angeles-based private equity real estate investment firm, on behalf of 801 South 16th Industrial LLC, entered into a five (5) year lease extension with The Arizona Department of Corrections for 43,963 square feet at 801 South 16th Street, Phoenix, Arizona. The Arizona Department of Corrections is a State of Arizona entity that serves and protects Arizona’s communities through parole and incarceration activities for offenders. The tenant uses this space to house its parole staff, investigation units, federal marshals and IT personnel. Steve Corney of Jones Lang LaSalle represented the tenant in the industrial R&D real estate transaction.

Cohen Asset Management, Inc., a Los Angeles-based private equity real estate investment firm, on behalf of NJIND LLC, entered into a two (2) year lease extension with Performance Team for approximately 193,100 square feet at 145 Talmadge Road, Edison, NJ. Performance Team is one of the premier transportation and logistics companies in the United States. CBRE’s brokerage team of Scott Belfer and Nick Nitti represented the landlord in the industrial real estate transaction.

Cohen Asset Management, Inc., a Los Angeles-based private equity real estate investment firm, on behalf of NJINDLLC, entered into a ten (10) year lease with Waterfront Commission of New York Harbor at 1201 Corbin Street, Elizabeth, New Jersey. Waterfront Commission provides law enforcement activities and insures fair hiring practices in for the Port of New York-New Jersey. CBRE’s brokerage team of Scott Belfer, Nick Nitti and Pat Riedel represented the landlord in the industrial real estate transaction.

Cohen Asset Management, Inc., a Los Angeles-based private equity real estate investment firm, on behalf of Cincinnati LeSaint Industrial Capital LLC, entered into a lease with Genco Marketplace for 292,500 square feet at 8778-8910 LeSaint Drive, West Chester, Ohio. Genco Marketplace is one of America’s largest merchandise liquidators with liquidation inventory comprised of wholesale customer returns, closeouts, refurbished products and other liquidation merchandise.
