Lease up and lease extensions during the first half of 2013 indicate broad based market demand for quality industrial space. 
 
Cohen Asset Management, an owner/operator of net leased income-producing industrial real estate, signed eight lease extensions and two new leases during the1st and 2nd Quarter of 2013 totaling approximately 300,000 square feet.
 
Newark, California
Cohen Asset Management, Inc. a Los Angeles-based private equity real estate investment firm, on behalf of Newark Eureka Industrial Capital LLC entered into a four (4) year lease extension with Resin Designs LLC as successor in interest to Dow Corning Corporation for approximately 32,478 square feet at 39700 Eureka Drive, Newark, CA. Resin Designs is a high technology specialty chemical formulator for polymer applications such as; UV Adhesives and bonding for the medical industry,  aerospace bonding and adhesives, and encapsulation compounds.

Cohen Asset Management, Inc. a Los Angeles-based private equity real estate investment firm, on behalf of Newark Eureka Industrial Capital LLC entered in a four (4) year lease extension with Socket Mobile, Inc. for approximately 37,131 square feet at 39700 Eureka Drive, Newark, CA.  Socket Mobile provides companies worldwide with portable computing and data collection hardware via handled computers, software utilities, and all of the essential barcode, RFID, POS and data communication peripherals.

Cohen Asset Management, Inc., a Los Angeles-based private equity real estate investment firm, on behalf of CAM 12154 Montague LLC, entered in a month-to-month lease extension with Promotions Distributor Services Corporation for approximately 108,000 square feet at 12154 Montague Street, Pacoima, CA. 
 
King of Prussia, Pennsylvania
Cohen Asset Management, Inc., a Los Angeles-based private equity real estate investment firm, on behalf of CAM 201 / 221 King Manor Drive LLC, entered into a lease extension with King Tester Corporation for approximately 8,120 square feet at 201 King Manor Drive, King of Prussia, PA.  King Tester Corporation is a manufacturer of Brinell hardness testers and microscopes for use in laboratory or field applications.  Kevin Flynn Jr., The Flynn Company, represented the landlord in the industrial real estate transaction.

Cohen Asset Management, Inc., a Los Angeles-based private equity real estate investment firm, on behalf of CAM 741 Third Avenue LLC, entered into a new lease with Pro2 Respiratory Services for approximately 30,000 square feet at 741 Third Ave, King of Prussia, PA.  Pro2 Respiratory Services is a provider of home respiratory care equipment, supplies and services to residents within the tri-state region.  Thomas Hansen, Hansen Properties Inc., represented the tenant and Kevin Flynn Jr., The Flynn Company, represented the landlord in the industrial real estate transaction.

Cohen Asset Management, Inc., a Los Angeles-based private equity real estate investment firm, on behalf of CAM 601 Canyon LLC, entered into a new lease with Time Warner NY Cable, LLC for approximately 23,397 square feet at 701 Canyon Drive, Coppell, TX.  Time Warner NY Cable LLC manages cable television operations.  Mike Cleary and Peter Danna, CB Richard Ellis, represented the tenant and Michael Peinado, Lincoln Property Company, represented the landlord in the real estate transaction.

Cohen Asset Management, Inc., a Los Angeles-based private equity real estate investment firm, on behalf of CAM 601 Canyon LLC, entered into a lease extension with Advance Business Capital LLC during the 1st Quarter of 2013 for approximately 9,995 square feet at 701 Canyon Drive, Coppell, TX.  During the 2nd Quarter of 2013, Advance Business Capital LLC relocated and expanded their operations to approximately 20,059 square feet of space in the building.  Advance Business Capital LLC is a provider of factoring services to freight brokers and the only freight factoring company recognized as a P3 (Platinum Performance Provider) by the Transportation Intermediaries Association.  Bailey Anderson and Burson Holm, CB Richard Ellis, represented the tenant and Michael Peinado, Lincoln Property Company, represented the landlord in the real estate transaction.

Cohen Asset Management, Inc., a Los Angeles-based private equity real estate investment firm, on behalf of CAM 1307 West Valley Highway LLC, entered into a lease extension with North Star Aerospace, Inc. for approximately 12,809 square feet at 1307 West Valley Highway North, Auburn, WA.  North Star Aerospace, Inc. provides aftermarket spares, new part and PMA distribution, repair management programs and in-house repair and overhaul services to airlines and major FBO’s world-wide.   Doug Klein and Kraig Heeter, Kidder Mathews, represented the landlord in the industrial real estate transaction.
