Lease up and lease extensions during the second quarter of 2014 indicate broad based market demand for quality industrial space.

Cohen Asset Management, an owner/operator of net leased income-producing industrial real estate, signed thirteen lease extensions and one new lease during the 2nd Quarter of 2014 totaling approximately 300,000 square feet.

Chatsworth, California

Cohen Asset Management, Inc., a Los Angeles-based private equity real estate investment firm, on behalf of Nordhoff Chatsworth Portfolio, LLC, entered into a lease renewal with Source Photonics USA, Inc. for 49,920 square feet at 20550 Nordhoff Street, Chatsworth, California.  Source Photonics designs, manufactures, and sells a broad portfolio of optical communication products, including passive optical network, subsystems, optical transceivers used in the enterprise, access, and metropolitan segments of the market, as well as other optical components, modules, and subsystems used in telecommunication systems and data communication networks.

Cohen Asset Management, Inc., a Los Angeles-based private equity real estate investment firm, on behalf of Nordhoff Chatsworth Portfolio, LLC, entered into a ten (10) year early lease renewal with Electro Adapter, Inc. for 51,736 square feet at 20640 Nordhoff Street, Chatsworth, California.  Electro Adapter, Inc. is a service organization offering complete engineering and technical support for cable and harness systems, communications interface and associated interconnect system challenges that are incorporated in critical applications worldwide.

Cohen Asset Management, Inc., a Los Angeles-based private equity real estate investment firm, on behalf of Newark Eureka Industrial Capital LLC, entered into a lease extension with Smart Modular Technologies, Inc., for 79,840 square feet at 39870 Eureka Drive, Newark, California.  Smart Modular Technologies, Inc. is a leader in the design, manufacture and supply of specialty memory and storage solutions.  Yogi Chugh of S5 Advisory, Inc. represented the tenant and Steve Kapp of Cornish & Carey Newmark Knight Frank represented the landlord in the industrial real estate transaction.

Cohen Asset Management, Inc., a Los Angeles-based private equity real estate investment firm, on behalf of CAM 601 Canyon LLC, entered into a new lease with AMI Investments, LLC doing business as Nighthawk at 701 Canyon Drive, Coppell, Texas.  Nighthawk is a leading provider of intelligent devices and systems that allow for the centralized, on-demand management of assets and processes.  Nighthawk designs and manufactures easy to use “Plug and Play” wireless telemetry to remotely control virtually any electricity device, from any remote location.  Lee Wagner of Site Selection Group, LLC represented the tenant and Michael Peinado of Lincoln Property Company represented the landlord in the real estate transaction.

Cohen Asset Management, Inc., a Los Angeles-based private equity real estate investment firm, on behalf of CAM 700 Freeport Parkway LLC, entered into a lease renewal with Mass Electric Construction Co. for 27,943 square feet at 700 Freeport Parkway, Coppell, Texas.  Mass Electric Construction Co. is one of the nation’s premier electrical contractors providing complex and large-scale electrical construction and maintenance services.  Neal Puckett of CBRE, Inc. represented the tenant and Michael Peinado of Lincoln Property Company represented the landlord in the industrial real estate transaction.
